Days 1–3

02 Pre-approval

You upload documents through Fairway’s secure portal (never over email). Cole verifies income, assets, and credit, and issues a pre-approval letter that sellers respect.

03 House hunting

You shop with your agent. Cole prices payments on specific homes, updates your letter to match each offer, and stays a text away — evenings and weekends included.

Day 0

04 Offer & contract

Offer accepted! Cole locks your rate strategy with you, calls the listing agent to strengthen your position, and the clock starts on closing.

Weeks 1–2

05 Processing & appraisal

Fairway orders the appraisal and Cole’s team assembles your file. You’ll get milestone updates so you always know exactly where things stand.

Weeks 2–3

06 Underwriting

An underwriter verifies everything. Conditions come back; Cole translates them from lender-speak into a simple to-do list. This is where his 21 years shine — files structured right the first time.

Week 3–4

07 Clear to close

The magic words. You review final numbers (no surprises — Cole walks you through them line by line) and schedule your signing.

Day ~30

08 Closing day

Sign, fund, done. Keys in hand. Cole has closed 100% of his loans on time since 2015 — and he stays your mortgage friend long after.
